It looks like we are on pace to have sales similar to those we had in 2009.  None of the areas really showed record lows in sales, but most were down around the bottom.  The only bright spot was North St Cloud which had sales that rivaled those we saw in 2006 & 2007.

Well we find ourselves at the beginning of a new year.  It definitely was a roller coaster ride in 2010.  We had some crazy highs with sales volume of existing properties reaching record levels, and then some crazy lows with sales dipping towards all time bottom marks.  Further proof at how the governement can screw up a market if they choose:)

Pending sales slid mightily in May but the closed units held pace.  We'll continue to watch over the next two months the effect of the expired first time home buyers' tax credit.

Sales continue to be strong and we will anticipate high numbers of closed units through June.  It's the period shortly after June 30th that we will be watching more closely as that might be an indicator to how strong the market is without incentives.

The first quarter is in the books for 2010.  It looks like we are starting off for a pretty good year with the tax credit that the government has been offering now with $8000 to first time home buyers and $6500 for move up home buyers on homes in an acceptable agreement before April 30th and closing before June 30th.  Will it be extended again is the big question.

We saw a couple of areas post nearly double the total units sold from February to March.  More impressive signs of a rebounding market or is it just a reflection of the tax credit expiring at the end of April?  Time will tell.

Well the units sold were up almost across the board.  This is definitely a good sign that the market is starting to rejuvenate some.

Pretty good rebound with the tax credit and spring in full bloom.  While we aren't seeing the numbers of closed sales that we would like to see, the number of pending units is up dramatically.  Look for the sales totals in February and March to be substantially higher.

Sales took a sharp nose dive when the tax credit was extended from November 30th to April 30th.  While December is traditionally slower than November, it was exaggerated this year in the number of closings in every area covered.  I would anticipate that January will be slow as well with the number of closings rising drastically in every month from February to April.  Below are the number of units that sold in each zip code covered.

Below are the number of residential homes that were sold in each area during last month.  These are much bigger than the average numbers that I have pulled in the past for November sales.  We might want to give some of the credit for these numbers to the fear that the $8K first time home buyer credit might not be extended.  With the extension of the credit, I expect the numbers for December to be down drastically.

Do you ever have one of those days at work when you feel like you are just getting everything done?  I am having one of those days today.  I am FINALLY done with the numbers for the second quarter real estate sales in and around St Cloud, MN.  Please note that there are some changes to this report because of the new MLS vendor change that occurred back in June.  It is because of this MLS database change that the areas covered are now searched by zip codes instead of areas.  Consequently, the area of West St Cloud is now eliminated and included in the 56301, or North St Cloud area.  I've also added the St Joseph sales to this report as it has been requested by several of you out there.  Lastly, the Tangen Index (TI) itself has been tweaked to give a more accurate interpretation of the real estate market trend.  I have added the price/sq ft category into the mix to better determine the extent of the buyers or sellers market.  Once again, the TI is a number reflecting the tendency of the market to be more of a buyers or sellers market.  The farther the number is away from 0, the stronger the tendency.  Negative numbers reflect a buyers market and positive numbers reflect a sellers market.  If you have questions about this, give me a call.

A couple of big things should stand out to home owners as we start a new year in 2009.

1) Median and average home prices are showing drops of 18% as compared to the same timeframe last year.

2) Bank owned properties are making up more than 50% of all real estate transactions posted on the St Cloud MLS.

A couple of big things should stand out to home owners as we bid adieu to 2008.

1) Median and average home prices did drop about 12% in the St Cloud area for 2008.

2) Homes are still selling at a pretty good rate.  In some areas, we saw good increases in units sold.

The one big item of concern that I touch base on is the fact that real estate values (both median and average) showed approximately a 7% decline from the 3rd quarter of 2007.  Something to think about if you are preparing to sell your home.

Another year has come and gone and I have to say, for my own personal business, it hasn't been a bad one.

Attached is a copy of the year end review edition of the Tangen Report.  This is a good way to get a basis of what is really going on in the St Cloud real estate market.
